III. Bùng nổ nhà ở xã hội, bất động sản ấm lên?

Đó là một trong rất nhiều những lời rao bán nhà “ cắt lỗ” trên các sản giao dịch bất động sản, các trang web với đầy đủ tên họ, địa chỉ và số điện thoại của người bán. HCM, Đà Nẵng, Nha Trang, Vũng Tàu,…Tuy nhiên, sự phát triển quá “nóng” của phân khúc này, cũng đã cho thấy những mặt trái và hạn chế như: Các dự án bất động sản du lịch thường được phát triển tại các vùng bờ biển có phong cảnh đẹp. Những động cơ khuyến khích sự làm càn này sẽ chất lên vai cơ quan hữu trách một gánh nặng lớn - thường quá sức của họ. Lãi suất vay cao đang làm giảm sức hấp dẫn đối với người mua trong nước khi sử dụng dịch vụ vay thế chấp. Hiện người nước ngoài đầu tư BĐS tại Mỹ ngày càng tăng, chỉ riêng năm 2010 đã đạt 70 tỷ USD, năm 2011 ước tính khoảng 90 tỷ USD…. Dự án này sẽ đem lại nguồn doanh thu và lợi nhuận lớn cho Hòa Phát trong giai đoạn 2011 đến 2014.

Tuy nhiên chết ở chỗ, đó mới là "đếm cua trong lỗ!". Đối với tổ chức tín dụng, Thống đốc Ngân hàng Nhà nước vừa yêu cầu tiếp tục kiểm soát chặt chẽ chất lượng tín dụng, đi đôi với mở rộng tín dụng theo hướng tập trung vốn cho các nhu cầu vay vốn để sản xuất - kinh doanh, cho doanh nghiệp nhỏ và vừa, khu vực nông thôn và các dự án lớn; kiểm soát chặt chẽ cho vay kinh doanh bất động sản, cho vay kinh doanh chứng khoán, cho vay tiêu dùng. Khi giá nhà lao dốc, nhiều nhà đầu tư bỗng nhận thấy họ đang nắm giữ những món bất động sản mà họ chẳng hề muốn có hoặc không có đủ khả năng tài chính để mua. Hoặc thu nhập người dân tăng hoặc giá bất động sản phải giảm nếu không tình trạng bất động sản đóng băng sẽ tiếp diễn trong năm 2014, 2015, 2016. Thực tế cho thấy, hiện nay hầu hết sản phẩm chung cư hoặc đất nền dự án khi chủ đầu tư tung ra bán thì chủ yếu là bán dưới dạng hợp đồng góp vốn, chưa làm xong phần móng hoặc chưa xong cơ sở hạ tầng. Theo dự thảo Luật Thuế nhà, đất mới nhà trên 500 triệu sẽ phải đóng thuế 0,03%.
